Frankowicze będą mogli przewalutować kredyt hipoteczny
By skorzystać z nowych rozwiązań trzeba będzie spełnić kilka warunków.
Sejm przyjął wczoraj wieczorem ustawę o szczególnych zasadach restrukturyzacji walutowych kredytów mieszkaniowych w związku ze zmianą kursu walut obcych do waluty polskiej. Przewalutowanie następowałoby po kursie z dnia sporządzenia umowy restrukturyzacyjnej. Ma ono polegać na wyliczeniu różnicy pomiędzy wartością kredytu po przewalutowaniu a kwotą zadłużenia jaką posiadałby w tym momencie kredytobiorca, gdyby w przeszłości zawarł z bankiem umowę o kredyt w polskich złotych, a nie w walucie obcej. Zgodnie z poprawką SLD bank ma umarzać 9/10 tej kwoty. Jeżeli natomiast różnica byłaby wartością ujemną, to nie podlegałaby umorzeniu, ale stanowiła zobowiązanie kredytobiorcy w całości.
Z programu będą mogły skorzystać osoby, których relacja wartości kredytu do wartości zabezpieczenia jest wyższa niż 80 proc. Kolejnym warunkiem jest kryterium powierzchni nieruchomości – w przypadku mieszkania jego powierzchnia nie może przekraczać stu, a w przypadku domu 150 metrów kwadratowych. Zaznaczono jednak, że kryterium powierzchni nie dotyczy rodzin z trójką i więcej dzieci.
